What is a Land and Home Package?


A home and land package is a real estate transaction in which a builder/developer offers both a newly constructed home and the land on which it is built as a single package. This simplifies the process of buying a new home, especially for first-time buyers, as it combines the cost of the land and the construction into one transaction. 


How Does it Work?


  • Land Purchase: The builder acquires a piece of land, often in desirable established neighborhoods, or a new housing development or subdivision. They may buy large tracts of land and divide it into smaller lots for individual homes.


  • Home Construction: The builder then constructs homes on these lots. Buyers usually have a range of pre-approved home designs and layouts to choose from. These homes are often constructed according to a set plan and design, although there might be some room for customization within certain parameters.


  • Single Transaction: When a buyer is interested in a home and land package, most will receive financing to purchase their new home via a Construction-to-Permanent Loan which simplifies the financing and allows the buyer to merge a construction loan to a permanent mortgage loan when the home is ready for settlement. This is a desirable financing approach  because the buyer doesn’t have to negotiate separate deals for the land and the house construction.


  • Customization (Optional): Depending on the builder and the stage of construction, buyers might have the option to customize certain aspects of the home, such as finishes, colors, and fixtures. However, the level of customization can vary, and there may be limitations based on the builder's specifications.


  • Payment: Buyers often pay a deposit upfront and then make progress payments as the construction reaches certain milestones. The final payment is made upon completion, and the buyer takes possession of both the land and the completed home.



Home and land packages are popular in prime, established neighborhoods in suburban areas where older homes can be purchased and torn down to make room for a new home design.  They can offer a convenient and streamlined way for individuals and families to buy a new home without the complexities of dealing with separate land and construction contracts.
